Those opposed to residential/mixed use development on this site should just think "Clarendon Blvd." That should be your vision and your lodestar. That place is a magnet and a goldmine because it is great. Great retail, great residential. This site will either continue to be little better than a junkyard or locked up for 75 years in big box hell unless people drop their hangups about density. As a resident of Maryland just over the line, I want Georgia Ave to grow and thrive. This affects us, as well. Georgia Ave. has such potential. But the NIMBYs are going to strangle it in the crib. Are they really satisfied with the avenue the way it is?
ReplyDelete4B05's request to downzone the site (which would zone it for commercial use only) has been denied by the Office of Zoning. Which is great news for those who are pro-mixed-use. And there is indeed a plan in the works that bears similarities to Clarendon Boulevard, which has not yet been presented to the developer. The developer, however, could very well use 4B05's downzoning request as an excuse not to go mixed-use; even though the ANC's request was denied, the fact that they have gone down on record as saying they want commercial-only could be used as leverage for continuing the plans to develop it as a single-use site.
